The season has started as the annual exodus for Americans to the beaches or mountains ramps up. With more than 95,000 miles of coastline, when temperatures rise many Americans head to the crisp, cooling waters and sand that are magnets for both tourists and second homeowners. Last week I had the opportunity to speak at the Florida Realtor’s District Four Conference in Key Largo. The Keys are amazing. Wished I was still there. Beautiful. See below for an example.
Most people cannot afford a home in a beach town – correct? Not so according to Realtor.com and some of their latest research. Surprising was the number of diverse locations across the U.S. in which the words Affordability and Beach Town could be combined in the same sentence without using the word NOT.
To identify the top-10 2017 most affordable beach towns across the U.S., Realtor.com used the following parameters for selection:
- Town population was from 1,000 to 100,000 resident
- Minimum 30 listings available for sale
- Limited to two towns per state
- Towns had to be at least 30 miles distance to provide geographic variability
And the most affordable beach towns for 2017 based on median asking price? The 10-most affordable beach towns are detailed along with median listing price of homes available for sale. What is important here is that for a median statistic, one-half of the listings are greater than that number and one-half are less. Thus under Realtor.com’s selection criteria, there were at least 14 homes available for sale less than the median asking price in each of these towns. That is indeed affordable.
As always, for the winners there are losers — and we are talking affordability here not real estate.
